How to Import Property Data from Public Records & Listings

Save time by importing property details, valuation estimates and photos from public records and active listings.

Having the most accurate and reliable property information is essential to performing accurate analysis and projections for the properties you’re analyzing.

DealCheck has created integrations with many property databases to allow you to import property data from public records and active listings for further analysis. This feature is available for most US properties and does not require an MLS license.

Here is some of the data you'll be able to import:

  • Property features, including the property type, number of bedrooms & bathrooms, living area size, lot size, year built, parking type and more

  • Estimates of the property's market value and potential gross rent

  • If the property is listed for sale - its listing price, date, status and agent

  • The property's recent sale history, including sold dates and prices

  • The assessed value of the property, including the assessed value of the land and improvements

  • The most recent property tax amounts

  • Estimated property insurance premiums and HOA fees (when applicable)

  • Property photos

Importing Data for New Properties

Step 1: Click the "Add Property" Button from the Property List

Navigate to your property list and click the Add Property button at the top right:

Step 2: Select the "Import Property Data" Option

Select the import data option

Tip: you can also select a template to use for this property to help you save time and reduce the number of fields you need to edit later.

Step 3: Search Public Records & Listings

Type in the address of the property and click Search to search property databases, public records and active listings:

Note: this should work for most properties in the United States. We currently don't support property data import in other countries.

Step 4: Select One of the Properties from the Results

Once the search is complete, you may see several matching results. Select one of the properties to view more details about it:

On the next page, you'll see all of the available information we were able to find for the property you selected. Keep in mind that not all data may be available for all properties:

Step 5: Customize Which Data You'd Like to Import

Depending on the available data, you may see several options for property value and rent estimates that you can choose from. Select the one you feel is most accurate to use for this property:

You can also select whether to import the property tax amounts, insurance and HOA fee estimates displayed on this page, or to skip their import and use the values from your template instead:

Step 6: Save the Property

Once you've confirmed your selections, click the Save Property button at the bottom of the page to add it to your dashboard:

Tip: you can also click "Save & Customize" to jump right into customizing the property's Purchase Worksheet.

Step 7: Customize any Additional Deal Parameters

After importing property data, most of the data fields should be filled out for you.

It's still a good idea to look over the property's Purchase Worksheet page and customize any additional deal parameters, like the financing you're going to use, closing costs, projected expenses or the rehab budget:

Viewing Updated Public Records & Listings for Existing Properties

In addition to importing property data for new properties, you can also view current records and listing information for existing properties.

This can help you monitor the property records and listings for any changes, such as a reduction of the list price.

You can do this by navigating to that property and selecting the Records & Listings option from the property menu on the left side:
