Why do I see different numbers on the Analysis and Projections pages for my rental properties?

The Property Analysis page shows the cash flow and investment returns you can expect immediately at the time of purchase, during the first year of ownership.

The Buy & Hold Projections page shows projected numbers for a given year in the future. As time goes by, the operating income, operating expenses and the property's market value will increase according to the projections you enter under Purchase Worksheet > Long-Term Projections.

Other events, like future planned expenses, balloon payments and loan payoffs will happen in future years as well, if configured.

All of these factors will affect the property's net operating income (NOI), cash flow and investment returns (including the cap rate, COC, ROI, etc.), so the figures you see in future years may be substantially different than when you first purchase the property.
